Our showings are in-person, not self-showings, so we meet each prospective tenant in person. We hand keys to tenants before move-in, leaving a welcome packet with all the information and a small gift for each new tenant. We offer two levels of property management services. Property Leasing Service/One-Time Fee:

• Advertise your rental on popular online sites nationwide.

• Post-branded property for lease signs.

• Show your property in person and screen/qualify tenant prospects.

• Execute a residential lease agreement specific to Tennessee laws and statutes. Full-Service Property Management

• Leasing service as described above.

• Collect monthly rent. Rent payments can be made through the portal with a card or check. Payments can be made in the office, or our tenants can make cash payments at many retail establishments.

• We supervise maintenance calls with no additional fees or upcharges. We have an in-house maintenance staff and a state-licensed contractor for larger needs. We also have specialty vendors.

• Enforce provisions of the lease.

• Provide comprehensive monthly statement.

• Issue year-end statement and 1099.

• We perform Move-in, routine, and move-out inspections with a report and photos for our owners.

• We provide tenants with a 24-hour emergency line.

• Owners and tenants have access to portal accounts.
