Property management is the core of our business. We are woman-owned and have over 20 years of experience, allowing us to meet the needs of our neighbors and future residents. We’re located in Knoxville and serve clients in the surrounding areas.

We don’t believe in hidden costs, padding repair bills, or nickel-and-diming you, the homeowner. We believe in transparent communication and treating people honestly, ethically, and fairly in all our business dealings.

We conduct showings in person and meet each prospective tenant with the excitement of a future neighbor. We hand keys to tenants before move-in and leave a welcome packet with all the information and a small gift for each new tenant.

We offer two levels of property management services. Our professional services and perks include:

• Property Leasing Service/One-Time Fee

• Advertise your rental on popular online sites nationwide.

• Post-branded property for lease signs.

• Show your property in person and screen/qualify tenant prospects.

• Execute a residential lease agreement specific to Tennessee laws and statutes. Full-Service Property Management

• Leasing service as described above.

• Collect monthly rent. Rent payments can be made through the portal with a card or check. Payments can be made in the office, or our tenants can make cash payments at many retail establishments.

• We supervise maintenance calls with no additional fees or upcharges. We have an in-house maintenance staff and a state-licensed contractor for larger needs. We also have specialty vendors.

• Enforce provisions of the lease.

• Provide comprehensive monthly statement.

• Issue year-end statement and 1099.

• We perform Move-in, routine, and move-out inspections with a report and photos for our owners.

• We provide tenants with a 24-hour emergency line.

• Owners and tenants have access to portal accounts.

• Because property management is our primary business, we can tailor and build a custom management solution to suit your individual needs, and we offer a 90-day satisfaction guarantee to our owners.
